frik, my water heater leaked [Frown]

good news, I caught it before too much water leaked. [Smile]
I discovered it at 11:30 PM though. [tired]

If I could, I'd switch to a tankless system. Does anyone know if the electric versions of those are any good?

Snaggy because of the high currant requirements for a tankless you may have to have part of your house rewired. I like electric over propane. same cost per BTU here but no stack losses with the electric water heaters. We have a fifty two gallon electric, that (HAD) 4500watt heaters. Those suckers would take our generator to its knees when they came on, so I swapped the big heaters with 1500watt heaters the generator does not bog down when we use hot water during a power failure. The second question is do you have HARD WATER (High Mineral Content) that would be the stopper.

Snaggy, on Plumbing topics, our Reverse Osmosis water filter finally is giving up the ghost, almost no through put. I have the correct part numbers and am going to order the filters needed and when they arrive I will install them.

I went with a tank again, as it was still under warranty. Dead in 6 years, warranty was for 8.

MoMan, I would have thought your water would be pretty good. Or does it have some weird mineral in it? We had manganese in our well water back east.

Snaggy, our water here does not have many dissolved minerals however there are some Iron Carbides and Tree Tannins. So our water looks like weak beer, with out the taste.

The Iron Carbides will leave a rust stain on tubs and bowls, if not flushed/rinsed often enough.

The tannins just make the water look like used beer. When we had the well tested by the health department it was bacteria free and no heavy metals.

So the RO unit is more to make our water look better.
